People that intend to develop their land are often in a dilemma of whether to erect residential, commercial or industrial premises. Read this extract to learn some of your land development options. 

Subdivision

Subdivisions are appropriate for people that need instant cash on their land. Typically, you will need a permit from the local council to subdivide the land. Once the subdivision plan is approved, hire a contractor to build access roads and install water, power and drainage systems on the property. You could also put up a perimeter fence to increase the value of the subdivided plots.

Residential 

Consider the following when building residential units: 

  • The type of units you will construct. If you have a large plot, you could opt to build single-family homes. If not, you could build apartments or hostels.
  • Your development must be energy efficient. As such, you should install a solar system, insulation, skylights and double glazed windows.
  • The amenities. Recreational areas, sufficient parking, security and elevators will attract customers to your complex.
  • If you have inadequate funds, you could opt to build off-plan units. Typically, customers will purchase their homes before you complete the construction process. 

Commercial 

Commercial buildings are ideal if your plot is located in a busy urban centre. You must be creative when building commercial buildings. For instance, you could have underground floors where customers and tenants can park their vehicles. Allocate the ground and mezzanine floors for retail space. Other than office space, you could also have restaurants, co-working space and conference facilities. Most of your clients will want customised fit-outs. Therefore, limit the number of walls in the building. The building must be safe. As such, consider emergency exits, fire assembly points, appropriate ventilation and fire alarms. 

Industrial

Industrial construction companies are your best bet when building an industrial complex. These companies can provide consultation regarding the purchase and installation of industrial equipment such as boilers, turbines, generators and rolling mills. Industrial premises must be spacious to allow air circulation. Besides, large trucks may have to access the premises. You must check the land use and zoning regulations in your area. While some areas are zoned for mixed-use, others are intended for specific developments. Besides, examine the local building code. For instance, you may be compelled to use certain building materials. 

As a rule, you should work with professionals when putting up the development. Structural engineers and architects will help you design the building. An experienced contractor will handle the construction works. They can assess the blueprints and quote the required materials. The contractor also creates a timeline of how long the construction process will take.
